We’re not trying to replace you
The commission this platform exists to displace is the listing side — what a developer pays at completion to market a house they already built. Representing a buyer is a different job, and it is one we do not do and are not licensed to do.
What you’re walking your client into
- Somebody who actually owns itEvery home is ownership-checked before it is visible here — a government ID matched against the deed. A home that has not cleared that check cannot be published at all.
- A builder, not an intermediaryNew construction sold direct. Your questions about framing, finishes or the completion date go to the person who made those decisions.
- The build, on the recordCurrent phase, city inspections with dates, warranties and an estimated completion — on the home’s own page, updated as it goes up.
- A client who can commit earlyThese homes are listed from groundbreak. A buyer who wants a say in finishes has a real window to have one.
Compensation
Whatever a developer is willing to offer a buyer’s agent is that developer’s decision, and it is stated on that home’s page. You negotiate it with them directly, the same as you would with any unrepresented seller.
You Gotta Love is not a party to it. We do not set it, hold it, collect it, guarantee it, or take any share of it. We are not a real estate brokerage and do not act as an agent for any buyer or seller.
What we don’t have yet
There is no agent account, no client registration, and no way to reserve a buyer. If you want to be told when a home lists in a neighbourhood you work, email us and we’ll write it down. That is genuinely all it is today, and we would rather say so than point you at a form that does nothing.
