How it works

You Gotta Love is for small developers selling new construction directly — and for buyers who would rather talk to the person who built the house.

For developers

    Sign up

    Enter your email. We send a link — no password to create or lose.

    Add your home

    Address, beds, baths, square feet, where the build is. It saves as a draft only you can see.

    Verify who you are

    An identity check, your company registration, and a recorded deed or preliminary title report for the property.

    Go live

    Once checked, your page is public. Print the yard sign we generate and put it up.

    Collect inquiries

    Everyone who scans your sign and asks lands in your inbox, attributed to the right home.

What it costs

$50 a year, per home. Nothing to pay while you set the page up or while we check it — you pay when it goes live.

How we check who owns a home

Anyone can put a sign on an empty lot. So before a home is visible to buyers, we check three things and we check them in a chain:

  1. Who they are — a government ID check run by Stripe. We never see or store the document.
  2. Their company — the entity’s Statement of Information filed with the California Secretary of State, which is public record.
  3. The property — a recorded deed or preliminary title report naming that entity as the owner.

The chain is the point: the name on the ID has to match a manager of the company, and the company has to be the owner named on the deed. We delete the property document once we’ve checked it — the county keeps the original, so there’s no reason for us to.

What this is not. We review documents; we are not a title insurer and we do not guarantee title. You Gotta Love is not a brokerage — listings are provided by the developers who own them. Always buy through a licensed escrow or title company, and never wire funds to anyone based on an email.

For buyers

Every home here shows where the build actually is, what’s been inspected, what’s warranted, and who’s building it. Ask the developer directly — there’s no agent in between, and nothing you send goes anywhere else.
